The next meetup in Tulsa is scheduled for Thursday, April 6th, 2017 at 6pm. This will be a casual get together. No agenda. Just a chance to grab a drink and visit with some other investors working around Tulsa.
We'll plan on meeting at the Boxyard downtown. There is patio seating on the second level right next to Open Container. I won't be making a reservation so it's first come, first serve. We'll try to save as many seats as we can. There's also a coffee and ice cream shop close by if that's more your cup of tea.
The address is 502 E 3rd St, Tulsa, OK. 74120. Since it's outdoors this event will be weather pending.

I'm an investor who also has my real estate license. My primary focus has been on rentals. Now I'm switching gears and focusing on flips.
How have other agents, who do their own flips, agreed on a commission with another agent if you are both the owner and agent of the property being sold? I'm assuming you're not paying yourself a commission (except what you owe your broker) since you're keeping all the profit from the sale. Are you paying the buyer's agent 3% or doing something different?

Here's a related question: Are there any investors on here who actually NEED wholesalers to sustain their business model? I've been buying rentals and flips in Tulsa right off the MLS no problem on my own. I've never once relied on a wholesaler to bring me a deal.
(It might be important to add I'm not trying to rip on good, legit wholesalers. I'm sure they're out there.)

I've noticed just recently, maybe in the last 2 weeks, landlords/property managers are listing homes for rent but are posting the ad as a "for sale" ad. Zillow gives you the option to post them in a for rent ad so I'm confused by all this. Does anyone know why landlords/PMs are doing this?
