Zach thanks for the advice. Your right, finding deals in Charlotte right now is very competitive. I am going to stick to the process and keep working this list. It may take 3-5 mailing cycles to really connect to a deal. I have 2 maybes from this first mailing but they are on the fence. Also I will keep you on my list when I do get something under contract. No deals to report, total about 20 phone calls. 10 of those were people mad for one reason or another. My prospect today waffled n if he still wanted to sell or fix himself. He may be calling back though. I will follow up in 2 days. 

       Also FYI, if you are a first time direct mailer prepare for people being pissed off. You are likely not the first person to mail the address and some people take offense to this. 

Update... my 1,900 mailers hit Charlotte yesterday friday sept 9th. Mostly pulled from an equity list. I have have gotten roughly 8 calls so far. Slightly less than anticipated but all you need is 1 deal!!! Meeting scheduled for monday sept 12th. This could be a nice w/s deal if I can get it bought. We talked figures and we are close. Will keep everyone posted. Thanks.

Hi BP, I am a currently self employed in the car biz and decided I need a new challenge. I am looking to do some wholesale and fix and flip deals. The market here in Charlotte is very hot right now so I have decided to do a direct marketing campaign. The website is getting set up and I am sending  out over 2,000 mailers out to various locations around Charlotte and surrounding. They go out on Monday! I will keep everyone posted on this journey and chronicle my progress!
