I have to second what most other people are saying.  There is no market to wholesale listed homes.  Investors see those homes already because they are listed publicly.  If an investor wanted a property, they would've gotten it already.  In order to wholesale you need to focus on unlisted property.  Wholesaling isn't as easy as seeing a property listed, buying it and reselling it for more.  Wholesaling is ALL about marketing.  My group spends $5,000-$10,000 a month on marketing alone in two counties in NJ and that's WAY lower than a lot of other groups.  We have specifically targeted lists so the cost is lower.  If you don't have the money to market effectively, you are going to have to hustle.  Hard.  You should be spending your days at County Sheriff's Offices and County Halls of Records in order to create lists of potential motivated sellers.  Spend only a few hundred dollars on stamps, envelopes and notepads and handwrite the letters yourself.  You can save a lot and hopefully find a deal.  It's a lot of work when you're doing everything manually though.

Hey Everyone! its been awhile. I have been marketing my *** off but Charlotte is very competitive. I have gotten a couple deals but it has costed me tons of money in marketing to get these deals so I have not made as much profit as expected. I am scaling back somewhat in Charlotte for the  and diverting some marketing into Rock Hill SC. If anyone is also interested in the Rock Hill market feel free to contact me. Thanks!

I wholesale in Charlotte as well, it is just getting crazy competitive. It is costing me on average over 7k per deal in marketing.

Hey BP, I have expanded my wholesale/flip operations to NJ. I have a couple leads on properties and was wondering who you guys recommend as far as private/hard money lenders in or around central Jersey. I have boots on the ground right now and am ready to start a fix and flip shortly. Thanks!

 yellow letters for the first mailing that netted me my deal. Cost about 1 dollar per. I have used postcards to mail the same zip 6 weeks later with no success. Not many calls and no leads generated from the sencond mailing. Charlotte NC is very  competitive right now.
