Off Market Wholesale Assignment Deal~ For Cash investors only!

Hi, I have a fairly successful wholesale operation here in Charlotte. There are many other markets that interest me and was wondering if anyone has had success doing virtual wholesaling? I can have systems in place but I have some concerns about actually finding people to check out the houses and close deals. Any info/insight would be helpful. Thanks!

UPDATE** Its been a coupe months and I wanted to give everyone an update on my Charlotte wholesale journey. We just got another deal under contract from a previous mailing we did a couple months ago. It is in the hot Cotswold Area! We are looking to assign this contract ASAP and I have posted the specifics on the marketplace. The address is 4716 Water Oak Rd Charlotte, NC 28211. Ask 275k. Great fix and flip or spec build. Almost 1 acre lot!

 Roy, we are on the home stretch of finishing this property. I ordered the cabinets online and they took over 3 weeks to arrive which really held us up. The just arrived today and I will be posting pics and final rehab numbers next week.

Wholesale off market investor/flipper deal! We are assigning the rights to purchase this property.

4716 Water Oak Rd, Charlotte, NC. Cotswold Area. House is about 1700 sq/ft. The lot is extra deep and almost an acre(.82) Full Brick, Central A/C, roof also in good shape. 

The house would be a great candidate for a fix and flip or a new spec build. There are spec homes in the area listed for 1m+ and renovated homes can easily sell for 500k.

Comp: 4352 Walker Rd, Charlotte NC, 28211 just sold for 300k. The house was smaller and in much worse condition. Also that lot was only .35 acre.

 Hey Rebecca thanks for reaching out. Here are some price breakdowns to give you an idea of some financials. We wanted to do a full gut interior Reno and add new siding and roof and add a deck. Our contractor quoted us 18k in labor plus any unforeseen labor which will put us up to about 20k labor only. My partner and I supplied all the parts/materials needed for the rehab. The most expensive parts were the roofing materials and the siding materials. The kitchen is pretty small. I purchased 36 inch cabinets from RTAcabinetstore.com white shaker style cabinets with crown molding and pull handles  for 2050 delivered. Also the granite and sink came to about 1k, we purchased marble backsplash for about 400 and the stainless dishwasher/microwave and range were about 1200. The floors were home depot ashcombe oak throughout and they were 1.40 a sq/ft. With everything we should be just under 39k all said and done. We are about 10 days away from completion and I will provide additional pics soon.

I would do a small target area with high equity with owners over 55. If your list is small then include absentee owners. Mail that list every 4-6 weeks with a different mail piece.

Terrace what is your budget for your list? If you have a lower budget I would do niche lists(tax delinquent/probate/mortgage rates) If you have a bigger budget I would do owner occupant over the age of 55 with 60 percent equity, SFH.
