Hey, I know this is elementary in the investing world but I work for a brokerage that isn't too resourceful so I turn here.

I am writing up an offer for a client to purchase a primary residence, we are going to ask for a 3% seller credit.  How should I word this in the offer?

Since the start of the pandemic I have been working remotely, as of right now I still live very close to my job but I am looking to move about two hours away. What proof should I be expected to provide during underwriting that I am working remote? I want to make it as easy on my employer as to not piss him off, thanks!

So we are in the market to purchase a short term rental in a well established short term rental market.

I would love to hear how people are able to accurately predict possible income and expenses.

I love this question. We have a bunch of rentals and I have a Honda Civic haha. Sure it would be great with a pickup but in some markets you could buy a whole rental property for that money! I would say buy the property and keep scaling until you need the pickup and hopefully by then you don’t even need to worry about the price!

Is there a certain distance in miles or driving time that would disqualify me from buying in a certain area for using an FHA loan?

For example. About an hour away from where I work is an area that would be an excellent airbnb location after my one year residency.

I would love to get a solid property with a low dp but the distance from my job is my only concern with underwriting.

So I have had great luck building a small portfolio of rentals. My dad doesn’t have much of a financial education but I know he has around 700k in his 401k that he doesn’t feel like touching because, according to him, he will be taxed on what he touches.

He has just started to show interest in investing and I was wondering (since I also know nothing about drawing from a 401k) if he does in fact pay taxes on what he takes out, would there be any tax advantages from buying real estate with that money?

He is still working full time during retirement and is 62 years old.
