@Oscar Rodriguez good for you! congrats. That is very exciting. @Scott Hollister is awesome. He brings a ton of knowledge and value. You definitely made a great choice in working with him.

I lived in New Britain for about 11 years and am now an OOS investor there like yourself. It comes with its challenges, but, to be honest, it has been a blessing. I have been forced to set up systems and make great contacts. Please let me know if you ever need anything. I have great contacts from property managers (part time or full time), to contractors and everything else in between. Also, if you are interested in the rent-by-the-room strategy, let me know! @Darlington Agu i don’t think any of this advice is good. where are you in sugar land that you are getting these tenants? i manage everything from texas while my properties are 1500 miles away. i place tenants and manage them from here. don’t just sell because you have a round of bad tenants. maybe your marketing of the property is off. there’s a million things you could tweak before selling and giving up on it. happy to help in any way that i can.

@Huy Pham i have never rented out to a section 8 tenant but did just added 3 closets in one of my properties about 2 weeks ago. if you need the job done, let me know. the price was great and the closets look awesome.

@Tyler Hespeler much like @Charles Carillo i live in Texas now but still have a portfolio of houses in New Britain around CCSU. I also went to school there and rented out houses like you mentioned. Like everyone said, cash flow is great up there, but, appreciation, not so much. you are track with most everything you said. if you ever want any advice or opinions on anything, let me know and i would be happy to help. if you want to send me a private message, feel free!

@Jaysen Medhurst that is what i thought also up until a few months ago but that is not correct. there are quite a few lenders who will process a commercial loan on a residential property. i paid for a commercial loan which looks at sales comps but also looks at rent. 

@Sasha Mohammed thank you very much. i completely agree with everything that you said and it also reconfirms what is happening with me here. I am glad it is not an appraiser error or negligence. I will work to seek out a lender that you mentioned. That would be AMAZING to find someone that would do that.
