Nabeel Kurji that is correct. I have lived in Richmond, TX for two years now. how did you come to find out about Richmond, all the way in CT? This market could not possibly be any more different than CT. Not in a negative sense, just different. I am not going to knock anything that more experienced people say, i.e. find markets with an influx of people, a strong economy, and plentiful jobs. TX destroys CT in all of those things. For me, that is not the end all be all. If you are in it for cash flow, i don’t believe those are the only aspects of an area you should be considering. Hence, why i am still not done with CT real estate investing.

@Igor Stankevich if you were referring to the properties that I was talking about, that is just simply the price in the market that I am in. In the Stamford area, prices are simply much higher. Stamford is a much more fun and trendy and upscale area than the places I invest in.

@Mario B. I completely understand. My single family rental in West Hartford was my primary home until I moved to texas. being that I do not like to sell anything, I decided to rent it out and it has been flawless every since!

@Christopher Collins I completely agree with you. I think that as far as CT goes you are in an area that could experience appreciation and that certainly counts for something. Also, yes, multifamily will be a touch harder to seller than a single family or a condo. My properties can be headaches but I guess after all these years I just have the systems in place that make it manageable for me.

@Mario B. @Christopher Collins I find what you are doing to be very curious. As always, I completely respect whatever an investor and entrepreneur decides to invest in. I will say that in the area I invest in, in CT I have bought a $140k duplex that rents for $3150/mo, another duplex that rents for $5k/mo that was purchased for $255k, etc. As long as you have the right systems in place it should be just about as easy to manage also. I guess what I am trying to say is that $1800/mo at a 200k purchase is...interesting.  @Andres Aguirre

Kiante Macon New Britain is a gold mine. i have a few properties there and they cash flow like crazy. there’s no reason to do single family. focus on multi families and get your numbers right. i will say competition is heating up as people are starting to catch on but there are still good deals. let me know if i can assist in any way. best of luck.

@Silvia Camponelli soooo...quick update for you. I had a lot of my copper pipes stolen last night out of one of my properties. They smashed a window and broke in. I guess we can add this to our list. Kind of funny that just yesterday I was saying how infrequently criminally related behavior occurs in my area!

@Silvia Camponelli that list is pretty comprehensive list you have here. That pretty much covers it. I have had less than 5 instances where something criminally related happened at one of my properties. I think if you do your due diligence on the area enough, you should be fine.

@Silvia Camponelli thank you. yes, I do worry about crime. For right now, I am only sticking to the towns that I know well in CT. I know the good parts and bad parts of New Britain for example. I will not buy in the bad parts, unless it is a smoking hot deal; then still, maybe not. However, I was in CT last week and drove around as much as I could and some areas that I just figured were bad, really were not. If you are planning to buy in an area that you are not familiar with, I would say it is worth the time and monetary expense to take a drive, or flight, and spend some time driving around. I have also heard of people calling the local police department to ask about their opinion of a particular area before making a purchase there.
