@Anthony G I lived in CT my whole life and moved to TX about a year and a half ago. I have properties in CT that were purchased while I lived there. I really like them and do not want to sell. I am just trying to figure out how to manage them from TX.

Hello:

I recently moved to Texas from Connecticut but my properties obviously did not. I had my brother doing property management but that will be ending after this month. I am really struggling to decide whether or not to:

  • Hire a full time property manager. I have heard a lot of horror stories and giving up 10% is not a huge turn on.
  • Manage it myself but find someone to show vacant rooms and fix leaking sinks.
  • Do somewhat of a hybrid. For example, securepayone.

I like things done a certain way and am not good at giving up full control. I have a few properties in CT but the ones that would potentially need management are in New Britain. I am also looking to buy more properties soon, so the issue of scaling is important.

Any help or insight would be much appreciated!

@Michael Noto I own the property in my name still. One lender I spoke with said that they couldn't do anything with a property in an LLC.

Hello:

I purchased a rental in New Britain, Connecticut about two months ago. I have since been busy doing renovations to the property and getting it rented out. These processes are nearing completion now. I am currently paying a hard money lender 10%, as he is holding my note on the property. I am looking to do a cash out refinance, so that I can simultaneously lower my interest rate on the note and pull cash out.

Does anyone know any really good lenders in the area that I should speak with?

@Filipe Pereira Thank you so much for following up like you did. I ended going with Foremost Insurance after an agent convinced me that having special perils, as opposed to basic, was much better. I am paying a bit more than I planned, but I believe the coverage is much greater than I was going to get with American Modern. AM holds my landlord policies for my two other rentals, but I plan on switching the coverage around soon. 

@Shaun C. The water damage exclusion was a big reason why I went with foremost over American modern. AM wasn't giving me the water damage coverage.

Hello all:

I am a real estate investor living in Richmond, Texas. I moved here from Connecticut less than a year ago. I know CT like the back of my hand and have a few rentals there but Houston, not so much. I am trying to figure out where the best places to invest are. I am semi-familiar with Richmond, Sugar Land, Stafford, and Missouri CIty. I am looking to invest in those towns as well as down town Houston if it makes sense. I am looking for multifamily residential and commercial properties that provide good cash flow (shocking, right?). Any advice here would be much appreciated!
