I despise using conventional banks because of issues that you run into like this. send me a private message and I can see if my finance guy can help you out. He is located in CT and I just closed a deal with him on a property in New Britain.

@Brooke McGilvery the agent's commission comes out of what the seller receives from the sale. You will not, generally, be paying the agent anything. Get an agent and let them do the paperwork, etc. You will not be saving anything by foregoing an agent on the buying side.

@Toby Russell as far as light output goes, it is really all about the bulb. I love the "dayglow" bulbs. Dayglow is the color of the light as opposed to a brand. They produce more of a bright white as opposed to the standard yellow glow. It really brightens up and, in a way, classes up the space it is lighting. You can get these at Lowe's, Home Depot or really anywhere. Home Depot seems to have the best selection.

@Jenifer Kynor do exactly what @Ray Harrell said to do. I have been going on gut feelings (in addition to other qualifying resources) and am very rarely incorrect.

Manuel Olguin I am from West Hartford, CT and now live in Houston. we moved to Houston in August of 2016. i have a few rentals in CT that i am managing from TX without a property manager or anything. It is actually going quite well! Also, i am closing on another rental in CT today. if i can be of any help to you, please let me know!

@Karen F. Not a chance. No way would I do that. I have properties in New Britain also. (knock on wood) Rooms/apartments are very easy to rent in that area. I always want my tenants to stay and I will make very nice offers, gestures etc., but converting it to a 2BR would not be one of them. If they would like to move out, it should be fairly easy to find new tenants.
