Post: Converting a 5 family to a 6 family

I am currently purchasing my first multi family property. It consists of a 4 family building and a seperate 2 family building. The 2 family building currently has an illegal 6th unit. All it needs is to finish the kitchen. I was told it used to be a 6th family but was changed to a 5 family. To change it to a 6 family would I need to get a variance from the town or could a permit suffice? Still learning on what to do with all these legal issues. Do I get a hold of the town's building department and ask them? Do I have to legally be the owner first before calling?

@Jonathan Roper So my best option would be not to renew lease when it expires and get a new section 8 tenant at higher rent?

How would you go about increasing rent of a section 8 tenant? I am closing on my first property in a month and there is a section 8 tenant and their rent is $900 a month. Current market rent for section 8 should be about $1,450

Customer service has also been very good in my experience although hold times average around 5-10 minutes depending upon the time of day you call. Software is very user friendly, reports are easy to understand, owner and tenant portals are also user-friendly. The accounting function is very good too, especially for someone like myself who is not exactly a numbers person LOL. I'm not sure if there is another system out there that offers as much for the price. Feel free to reach out if you have any other questions and best of luck to you.
How are the additional fees they charge? The $99 bank account setup fee. I am trying to decide as well which software to use.
