Cleveland Investors, an insurance carrier just announced that they are taking substantial rate reductions for landlord insurance in the areas of suburban Cleveland. While price most certainly isn't the most important part of any insurance policy, a reduction in price for the same coverage is always great news!
With one of the companies I represent, Suburban Territories in Greater Cleveland were redefined, resulting in overall rate reductions of up to 30%, depending on the risk, coverage form and the territory. You can also schedule up to 10 properties on a single dwelling policy, and easily change occupancy from vacant to tenant-occupied without the need of a cancel/rewrite.

Great question. Homeowners policies are written for owner occupied properties. Since you'll be moving out on 08/01, you'll want to switch that to a dwelling fire policy or a "landlord policy."
I'm not sure about the laws part but insurance companies don't take kindly to homeowners policies on non owner occupied properties; you will potentially run the risk of a claim not being covered. But...I'd reach out to your agent to find out for sure.

The first property is always the hardest to pull the trigger on! Congrats, I'm really pumped for you.
I'm biased, because I am an independent insurance agent; however, I'd highly recommend that you look for a local independent insurance agent. They will be able to provide quotes for several different companies. It also makes it easier if the price increases dramatically, the independent agent will be able to shop it around for you.

Hey @Warren West, I’d highly recommend reaching out to a local independent insurance agent. They will be able to quote the property with several different companies and get the best coverage for the best price.

Thanks for investing in the Dayton market. I may be a bit biased because I currently live in Dayton and all of my properties are here as well, but I don’t think you can beat this market!

Congrats on making the decision to invest! Absolutely nothing beats financial freedom and being able to work because you want to, not because you have to. Real estate is definitely a great way to achieve this.
