Hey @Chris Low good to see you on BP.  I'd start by saying to make sure you do your homework. Talk to references, run your own numbers, make sure you share the same vision with the out of state partners you make, & talk to the team at length. Beyond the college town I'd also make sure there is job growth expected & plans to make sure the cap rates and numbers expected have the viability to be delivered.  Good luck and feel free to connect.
