Hey @Randy Philpot welcome to the group!  I'm currently working on several things in Kentucky and know the fear of the 1st one. I'd say there's a lot of variables still left unanswered. Do you know the vacancy rate of the properties next door? How quickly do you want your money cash flowing etc?  I know you mentioned Versailles are you also considering other areas? Great seeing you on here & I'd say soak in the podcasts & blogs. Such great info here. Feel free to PM or reach out if you have any questions!

Abdunosir Khaydarov to echo the sentiments of many others there are a lot variables your post doesn't really answer to make a sound recommendation. The beauty of real estate is there are a number of ways to make your money work for you. The key is determining your desired level of involvement and education in the particular type of investment. As well as the fluidity desired as mentioned earlier. I'd def say kudos to you though for attempting to be smart with 20k at an early age.

Hello & welcome @John P. I would say that it really depends on what strategy you decide to focus on. In my market with 100k I would diversify into multi-family, maybe even a few SFR & get on a plan for where I want to be in 3-5 years. I'd probably also work with partners so you'd be able to diversify & spread the money into multiple opportunities. I agree with David that finding your niches & developing partners that can expand on your own knowledge will only serve you well in the future.
