Spoke to a property management company today (Realty Executives Tucson Elite) and was offered the following fees:
- 10% for overall management.
- $300 one-time fee for advertising.
- 15% of one-month's rent when securing a tenant. He said they have some kind of program for tenants wherein, if they're enrolled, the outgoing tenant covers that cost, but the landlord needs to cover it if the outgoing tenant is not enrolled.
He claimed less than 1% vacancy rate.
What are your thoughts on all this?

Hi all, I'm a new investor living in Portland, Oregon, interested in buying a first rental in Tucson. @Kuba F., I was talking about sites that have listings. I would of course run the numbers using my own calculators before closing any deals, but it's really nice to have the analysis done by the listing service just to get an initial feel.
I'd be especially interested in sites that are able to look at markets besides the most popular, as I'll likely stay away from the big metropolitan areas.

Hi. I've recently been poking around on Roofstock and one thing I like about their site is that they have built-in calculators for investors with each listing. I don't think I'll go forward with Roofstock because I'm not too interested in their available markets. Anyone aware of other sites that have this feature?

Hi all, I have a beginner question:
I am looking into opening a HELOC and thought that this was different than refinancing.
When I look at this credit union's site, I can't make sense of which they offer, or if they are the same thing.

Hello, would someone be willing to help me analyze whether I'm financially ready to purchase my first rental? I'm considering taking out both a HELOC and obtaining a loan for the rental property, but I worry that I'm getting in over my head. I have 70% of my primary residence paid for, and significant retirement assets, but very little income.

Hello, in Portland, Oregon, we have a tenant protection ordinance that has landlords assist with relocation expenses for no-cause evictions, but not if the owner has no other rental units. Currently, I'm a tenant on a property that is about to be sold, and the new landlord may or may not want me to leave. How do I determine/verify how many rental units the new owner has? Is there a way to look this up online?
