I'm helping a client in Key West, Florida with a construction project and they need the assistance of a civil engineer. They are having difficulties finding one, too. Anyone got any suggestions?

A lot of the time it depends on the actual credit score, the age of your credit, or the inquiries/events shown on your credit report.
Have I had foreclosures/bankruptcies?
How old is my credit?
Lots of lates?
What is my credit score?
These are all questions I would ask myself when being turned down for my credit.

Hey Shane, I'd recommend some sort of short term financing with using your personal assets as the collateral or something besides that specific property as collateral.

If this situation is truly how you describe it, you should get in touch with a lawyer and file suit.

You read it correctly. Rate and Term refinances are in the mid to high 5s for Conventional loans. If you have a rate of 6% or higher it may be time to reach out to your mortgage professional and see if you qualify or set up a plan for refinance in the future!
