I am from Ohio but certainly not a professional trying to self promote.

I think there are some great buys here but this is all I know.
So my perspective is the best deals are in the area where you are focusing on.

Don't let Ohio be a shiny object if its not the right fit for your buy box. Do what makes sense for you. Best of luck.
