It's going to depend on personal tax situation (Joesph gives a good example of when it would make sense). You are right that the depreciation will only offset passive income if not a real estate professional. It may be worth reaching out to some of the cost segregation companies to discuss. I believe some of them will give you a free estimate.

The value is in renovating the properties in order to increase your equity. A newer house is not going to allow you to come in and add much if any value. Yes, you definitely want to make sure the house has good bones to save on maintenance costs. 

If you are looking for a first time home AND you want to invest house hacking could be a great idea.

You get the benefit of having a place to live while learning the ropes as an investor. 

Agree with the point about rental arbitrage right now. Personally wouldn't go that route.

Thanks for doing this! Currently looking at smaller 5-10 unit c properties in palm beach county. Was working on underwriting and was wondering if you could provide a range for per unit expenses that you typically see for 2/1in this area? Also what are management fees typically like on this type of asset? Thank you again!

@Jonathan Nixon To be honest I haven't spent a lot of time in the area.  It seems like there are a few projects scheduled to go up in the Northwood area. It's definitely street dependent. East of broadway seemed to be better. Let me know what you think after checking it out.
