In some facets you have less risk if you have a mortgage. Potential lawsuits are one of those. If the assets is not paid for they are less likely to come after it!

I was able to FaceTime with my bank and Georgia and they performed the notary that way.

1. Tenant Cloud is the best software I have found for the price. It allows you to collect rent. Tenants to file maintenance request and you to send them to your maintenance crews. It also allows tenants to sign forms such as leases, addendum‘s, and move-in forms.

2 we use show mojo for all showings. This allows us to coordinate showings without us being there. We use a digital lock box in conjunction called Codebox.

3. Make sure you figure out ways to drastically decrease your turnover time between tenants.

I used show mojo in conjunction with codebox on my last rental property and loved it. We only have 13 properties and they are hardly ever vacant. I want to use show mojo bc my live is so crazy busy but we will not use it but maybe once or twice a year. is anyone interested in splitting it with me? I think the cost is 499 yearly. If you are interested let me know. It is worth the investment!
