Hi @Joe, here are my two cents... I listen to audio books every day in traffic. At least one hour a day in traffic can be fully utilized. Brandon Turner's Book on Rental Properties and Gary Keller's Millionaire Real Estate Investor are my favorite.

@Douglas, it seems that Plaza District in OKC is experiencing flipping frenzy, although not sure how long it will last. I heard that high-end SFR prices are dropping due to oil bust. That's something you might want to consider.

Hi @Curt, that was such an comprehensive analysis for beginners. That's exactly something I need. I was very frustrated by the high cost of MHP lot rent and looking for alternative. This is a good guide for me.

Thank you @Jeffrey for detailed explanation. I guess that is why some people suggest it is no longer possible to build new MHP inside the city limit, since rezoning toward MHP district is not going to be welcomed in the neighborhood...

Indeed, zoning is more complex than I thought. It is good I encountered this beforehand. MH movingis also another issue I haven't considered yet. Thank you @Jeffrey for pointing this out. By the way, would you help me understand what you meant by nonconfirming?

Hi @Kyle, per @Todd's info, I found municipal code Ch59 Article VI:

9350.41. Manufactured (Mobile) Home Residential (59-8200.7).

A.

Each use shall comply with the bulk standards of the AA district, unless specifically modified by this section.

B.

There shall be a minimum lot size of five acres per dwelling unit.

C.

All lighting shall be arranged so that there will be no annoying glare directed or reflected toward adjacent property.

D.

In R-1 District, neither public water supply nor public sewage treatment shall be available to lots used for Manufactured (Mobile) Home Residential.

E.

In the R-1 District, lots developed for Manufactured (Mobile) Home Residential uses shall conform to the development regulations of the AA District.

It seems a no go for me, due to:

1. "There shall be a minimum lot size of five acres per dwelling unit."

2. In R-1 District, neither public water supply nor public sewage treatment shall be available to lots used for Manufactured (Mobile) Home Residential.

R-1 is where the prospect deal is located, and AA is for agriculture district.

What do you think?

We are considering buying a SFR for the land. After tearing down the building, a double wide will be placed on the land for rental.

I believe neighbors won't complain given that

1. The exisitng building is pure eye sore.

2. The neighborhood is working class with old houses.

3. Double wide will be property decorated and landscaped.

Does that sound feasible? Where should I contact to verify my plan, such as city agencies or...?
