I agree with Thomas Lorini - Cam & the crew at Harbor Team are solid. They've got some example properties on their website, and some helpful webinars on YouTube.
Clearly you're not a fan of Rock Star, but have you considered Erwin Swetzo - mrhamilton.ca? Check out his site & his podcast.

I will definitely call the city to ask about specific properties before I put an offer in.
How long did the process take? (How much extra time did legalization take as opposed to a regular Reno without permits?)
How much did the permits cost? And how does the bank view the conversion...have you refinanced?

Hi Paul Engelman , thanks! I've watched many of the Durham REI youtubes showing duplex conversions in the area. Have you been involved with those?
I have 2 suited basements in Hamilton that are not legally converted to duplexes, but I'm looking to buy a 3rd property and go through the legal process. I'm looking for bungalows with separate side entrance, but I'm open to other options.
What I've been told is that the property must be at least 2906 ft2, each unit must be at least 700 ft2, at least 36 ft of frontage (to allow for tandem parking), ceiling heights of at least 6'5" at ceilings/ducts & 6'11" for 75% of ceiling area. There are also restrictions about windows, but I always add lots of big windows because I think light is crucial for a basement.
I don't know if there are other requirements to consider when purchasing...I want to buy a place I'll have no legal issues converting.
I also don't know how much the process costs, how long it takes, or whether it requires many trips to the city offices, or if it can be done online.

I agree with Matt Geerts - we aren't going to see a huge bubble burst, but a price correction is definitely possible in some markets. If a market has been seeing competing offers and sales 20+% over asking...an economic slowdown could definitely lower prices for a couple years.
But, as was said above, if you're cash-flowing & holding for the long-term...who cares?

I agree with Matt Geerts - no reason for a property manager when you live there. If you want to be an investor, starting out as a landlord is a crucial part of your education.
