Daniel H. Do you have a variance?

I ran into this on a non conforming multi. If the building burns/damages were greater than 50% the building could not be rebuilt on that lot.

I didn't really care much but this property has a mortgage and they cared a lot.

I had to get a variance passed by the Township to make it through underwriting. I went in explained my case and in the end it passed.

If your location is non conforming anyway it doesn't matter what the insurance is because you aren't going to have the option to rebuild on that lot.

Steve Might if you switch to commercial you can pick your values. The addtional expense of the insurance will likely offset any savings for me it's the only option.

Purchased a multi in May of 2012. Closed with a title company. Title company held $425 for water/sewer from the seller.

Received a letter last week for a pending lien on unpaid water/sewer bills.

Emailed HUD1 with City's letter to the Title company. Call to talk to someone multiple times and keep getting put to voicemail. Title company emailed back yesterday that they released the escrow to the city the same day (yesterday).

I emailed them back for some clarity on why the payment was never released. I'm sure they are not going to reply so I will stop in there to talk to them.

Anyone else ran into this on a closing nearly a year ago?

That is a great story.

I never had a choice growing up of not working in my parents rentals. I didn't get paid but looking back it was all free training.

Anl - What did there previous LL and second previous LL say when you talked to them?

How was their credit/criminal report?

I will second appealing tax values.

I pick a few a year and go in with comps summarzied on a spreadsheet with a packet for each member of the board.

For this year it totaled a savings of $405, not as good as other years but for the 1.5 hour I had in the planning and the actual meeting its time well spent.

Again, that is just 1 year but they are held at a lower number when they start to increase. This pays dividends every year.

Call in and tell them you are going to cancel, I did that with myfax the day after I signed up after reading forums about it. They dropped it to $5/month. 20 minutes of my time for a 50% reduction, I will take that 8 days a week.
