If he is going to refi be sure there is no prepayment penalty buried in the contract.

If I was land contracting it, I would want at least 5 years of 10%.

Let me know how the neighbor paying the lawsuit works after it is finished. Lol

I had a property where I wrote cash, no contingencies, no inspections the same day/time as the walk through, closing in 7 days.

The property had termite damage that I discovered. The offer reflected the damage. Contacted the owner directly told him about the termites and he took the offer because he knew it would jam up other, higher offers.

Termites aren't always a bad thing, unless you own the building :)

Flipping satellite guys, I'am going to stop there before going on a rant about them.

Get the correct color from the hoa and pass all responsibility to the tenant with a firm deadline.

Leave a IF statement in there to be sure to spell out what happens if they don't.

Listing agents selling to friends first that have cash and can get it closed, that never happens :)

Rental rates are going up along with insurance and property taxes.

It's a phantom increase thats not realized.

If they go this route negotiations will be done.

Send the owner in writing a letter about the carpet, water problem, and repairs that were completed. Give a timeframe to reply or let them know they will be giving notice to move.

How's the rent payments, always on time or behind constantly? This will make a big difference.
