X2 on the shellac, however if you are using it be sure to wear the correct mask and keep it well ventilated.

When this happens it always has ended up being a sensor issue.

If the wall button is held down it will close without using the sensors. This is a good test, all of our units have openers. This has made me a opener whisperer.

Are the sensors mounted on the track with a clip? Sounds like vibration from the door throwing them off periodically. They need to be mounted to the wall even though it is faster to use the track clip.

Modern openers use rolling codes.

I have over 15 Chamberlain units in service, they are fine for the price. Also have extreme garage, craftsman, and genie.

If it has been painted under its wonderful. If they stuck it direct to sheetrock, good luck.

I suppose if the people came back and wanted their stuff back I would write the address of the landfill and it say it can be picked up there. Conveniet for them, maybe not....true, yes.

I don't like to make things to conveniet when I get stuck for rent.

Here in MI it would need to be called something else, 1.5X is the max.

I would charge 12X the rent for deposit if the market allowed but I would have a lot of empty units also. Like others said the market sets it.

Does your state require to hold the stuff for 30 days?

I hold their stuff indefinitely in a landfill.
