I wouldn't boot them all right away. Talk about a cash flow problem.

Get rid of the worst offender. Move on to the next. I have hunch once 2 people go, attitudes will change with the existing.

Sometimes I get annoying calls but I get more concerned when someone never calls.

Never had a vehicle payment, never will.

Most I have ever paid is $16k for a used one.

Termites although not fun aren't that big of deal. Here we have subterranean termites. I spent hours studying the bugs before I talked to a company. I prefer to do lots of research before shelling out money to someone.

Ended up going with a small company that our family has used. He is also endorsed by our local rental association. It was $1,400 for a treatment that included coring the basement floor to treat below the house.

Now the best deals on multi families we purchase had/have termites. It scares most people away and it is a great bargaining chip.

This is a duplex he is talking about. I've only ran into once where each unit had a water meter from the city.

I install a second meter and in some cases it's not feasible to get it right where the service comes in. In that case the usage from one side is subtracted from the main meter. From there a bill is calculated for each unit.

If there is two meters I would throw it to the city/township if they allow. If the option is there to not have more paper work I will take it.

I would set up a 3rd party notification, that way you know when it isn't being paid.

Your first call should be to the municipality to see if it's a option.

I've had 2 that filed bk right after I leased to them. Like anything you have to get a feel for them. The first rented for 9.25 years and overall was good. The other one is just coming up on a year and all is well.

Those 2 examples aren't what I think will happen but real 'in the trenched' experiences. I wish there was more of that on this site.

It seems like lately you have to pick the lesser evil when leasing.

One might think that the tenant is responsible for their items, as was I.

But when I was sued by a tenant for the items damaged in 2007. The judge made it clear I was responsible to the tune of $2,200+ Proceed with caution and try to work something out.

I ended up paying for tables, playstation, bedding, etc. All stuff that should not ever be on the floor in the basement but again once your in court nothing is for sure.

My lease has/had a boiler plate hold harmless for this type of thing but it held no 'water' to the judge.
