After playing the section 8 game, I realized there was to many eggs in the federal government basket. And overall I was dealing with too much crap.
They bounce around like ping pong balls, once a unit is to dirty they move along. Which is the definition of insanity. For me anyway thinking the next one would be different.
I got off that ride and finished with section 8 and my blood pressure is better :)

What's your competition doing? That's the first question and what rents are they getting. A person can put gold toilets in but it doesn't mean higher rents.

Welcome to the fun.
I had a rock thrown through a window yesterday by kids that haven't been identified yet. So I get to spend the first part of Monday getting the police report. Fun and games, what irritates me is the window was 10 months old.
This is why the returns on cash need to be worthwhile because this stuff will happen, not if.

What's the house worth now? How much rent per month will it fetch?
Those are the important questions. If the numbers don't work sell it.

At the end the day if you look at your personal, single family, home it is a liability on paper.
Houses always go up in value right? Ask a few people that bought under that impression in '05-'08
Renting makes sense for a lot of well off people that don't want any hassle and don't have to worry about the fridge, flood, furance, etc.

I'm not going to get into everything but if we turn a unit there is a 90% chance it will be painted.
There is a list of updates we complete on a unit if its been rented for a few years. These include things we have learned from the other units. Both cosmetic and ways to avoid problems and future phone calls.

This is how nightmares start. Sellers will make a big deal about it because they know something is hanging on the title that will jam up/kill a deal.

Put a PA together and get it signed ASAP, have the seller fill out a disclosure, and select a title company.
Thats what realtors get paid the 'big bucks' to do.
