I plan on unloading a portion to the 'amateurs' for retail.
Buy from other amateurs that figured out this isn't so easy. Same cycle we have always done.

We use dover white in all units. So when there is a repair or one wall needs to be painted there is no question what the paint color is.
When it's repainted between tenants it always covers with one coat. When a unit is empty it's money out of my pocket so we make things as simple and quick as possible to turn it.

Unless I missed it, what is the zoning?
Townships/Cities aren't big on people putting trailers in and renting them out.

Over excavating a drainage way is a bad move. Trying to get dissimilar fill material to stay in there can be hard depending on velocity. Erosion blanket and silt fences should be used until thick vegetation is established.
A transit is priceless during these projects and makes sure it is done right.
I spent yesterday trenching 230 feet of drain tile around a multi family, my back is still sore.

Like I said just buy the same one and use the mounting brackets that are already on the wall.
I forwarded this thread to maintenance guy after the pictures were on. His reply "if only we had it this easy"

Buy the same blind that was there before and reuse the mounting brackets. 10 minutes max.
We keep spare for the apartments and just replace the broken individual slates.

Nothing 'needs' to be recorded the court does it automatically. Be careful who you take advise from.
Anyway go to court but be sure to let us know what happens.
I'm not sure how thats possible. With the right manager it may be but they are hard to come by. In our parks it takes someone there, stomping out fires. Once a park starts to turn it is a fast landslide.
There was a few parks here that out of town people picked up when things were booming, when we should have sold. Their parks look like they threw the towel in now.
I look at my parents and grandparents. Our family has been in the rental business for a long time, way before my time.
I have watched the benefits of having paid for passive income streams. It has allowed them to have tremendous freedom and the ability to help others.

Like I've said before "no pets, no exceptions" for me anyway.
When I was first starting out everybody that wanted to rent had the best dog on the planet, so they said. So I would give in well that perfect animal would do unthinkable thinks.
Now its the second question when somebody inquiries.
