The only time there can be a check valve on the supply side is if there is a expansion tank.

Otherwise your TP valve is going to release. A heater needs to use the cold side to relieve pressure.

Also, if the city required a double check at the meter a expansion tank is then needed.

Expansion tank fails and the TP discharges, TP fails and the tank explodes, know what your doing.

I have multi families that were bought in the mid 2000s that were break even at best.

I thought no problem values have to go up, right? Now they are worth about half.

I would want to see rents of $4,600 every month for that price.

That's just me because I'm not a fan of supporting a property with my money so someone else can live there.

The properties we are buying are in hardship usually due to tenants over running the places.

I make the deal contingent on a lease attachment that makes all leases null upon sale.

Then I begin the cleaning house process the day it closes.

I've had no problems in court but that needs to verified for other areas.

This started out sounding bad and as I read more it sounds horrible.

Here is the thing...

Like someone else mentioned who is managing these things.

The lowest bidder managment company that got beat up enough on their rate to get the contract.

Sounds like a real good long term plan that should have no problems.....

The rents are about 1% of purchase for the BS involved in a 4 family it doesn't look appealing.
