Currently, 3 vacancies, 1 eviction in process, 1 full renovation in process, 1 reno in the pipeline. That's just with multi family, what's there to worry about, business as usual..... Averaging 75-85 hours/week the past 7 weeks, there is no time to worry.

I know they are getting all crazy about it in Florida. My family has a condo near west palm, which has al wiring along with thousands of other condos in that area. When I was there this spring, they are now saying anything 2 story or more the al needs to be in conduit. Which is saying it needs to be rewired with cu without coming out and saying it. Its a good way to drum a lot of work and new wire, makes you wonder!

How do they know it has al. My insurance inspectors like to take a lot of pictures of panels but not one has taken the front off to verify cu or al.

I run floating vinyl plank everywhere now. It's waterproof and floor prep is not needed most of the time. It can be scored with a knife and snapped. We can grind the stuff out in no time.

For multi family, never go there, let the tenants run you off the property when you try to go there. That would be passive.

The other problem is if you get the toilets that will flush a small dog, likely it wont make to the sanitary in the road. The times I have removed a toilet to clear it I was thankful it stopped there.
