@Rick Stanton I have a contact who works with insurance companies who have declined his clients or paid out less than they should. Some time he can get the denials reversed. Let me know if you want his contact info.

@Donald Thomas Congrats! That sounds like a great start. It keeps going through my head that I need to tell more people I am doing real estate investing, you just showed a great example of that.

Cozy.co is the website I am using. They don't charge for the rent collection and your tenant can pay directly online, auto pay style. I believe it even sends them payment reminders of upcoming rent.

I think this would be a fantadtic idea. It could help build a referral base for people for sure.

@Dena Puliatti the application fee was just the fee for the credit check/background. No additional fee. But I could see how adding an additional fee could reduce the applicants and give the candidates who really want the property. 

Its all good now and I am comfortable with the 600, plus I was able to get 5 applicants that are over my required numbers. Which I feel good about.

Thank you guys for the feedback. I am getting applicants now with the score I was requesting. At first everyone who was applying / wanted to apply had really low scores. It made me second guess if I was off on my expectations. I will stick to the 600 or higher number. It is a B class property. Thanks again for your time.

What do you normally require for a credit score? Also do you ever modify it for a particular location or property?

Our current rental is in a small town and there seems to be some discussion if we should lower the credit score requirements for the area. I chose 600 as the requirement. I want to make sure that I'm being realistic but at the same time not lowering my standards too much. We just listed the property so it's not a matter of it being on the market too long and it's not even available for move in until February. Any thoughts are guidance would be helpful thank you.

The last week of the month is always hectic for me, so maybe we can meet on the 1st or 2nd week in February. I am making a bid on an auction property today so who knows, we might have our second property by the time we meet, fingers crossed!
