Hi Ethan,
yes its always a good idea to have LLC (me and my partner (family member rather) registered an LLC and we are 50-50 partners. we have thumb rule - every down payment we pay equal share and every Title when we close has both of our names when closing. post closing using a QCD we transfer the property under our LLC we are at 6 units so far nationwide.

I live and invest in columbus, unfortunately there are no solid turnkey companies in Columbus,OH (similar to memphis invest or mid south home buyers) there was one which closed their doors recently (CTH - columbus turnkey houses). also columbus market is very inflated right now...very less margins on a turnkey property... the best areas for positive cash flow would be 43211 area (linden) if you have a good property manager.

I've personally used Rentec Direct and Buildium. Stuck with Rentec Direct from a small portfolio of 80 or so units when I 1st tried it to 1,000+ today. I felt Buildium was nice as well but I just didn't like the interface. It didn't feel as user friendly. I'm fairly tech savvy but need something uber simple to use or I get p.o.'d.

22 SFH's, all self maintained and managed.
Quicken allows me to track each property, checking accounts and credit cards, property info like loan terms, available equity, etc., each tenant, lease info, store documents, and watch cash flow or P&L at a glance. The reports are great to email off to the bank and for tax prep

Hello Fellow investors,
I recently closed few Properties (Memphis-TN, Littlerock-AR, Columbus-OH) as most of you know the lenders would not allow to borrow the money on an LLC so i had to put my name on the loan and the title company wouldn't let me put the deed on LLC during closing. So I closed all the units on my name and now looking for any contacts (attorneys or any professionals) who can help me transfer the properties to an LLC. I am sure some of you might have run into this issue - if you can please share any references i could reach out.
appreciate your help or any recommendations/suggestions on this subject

Hello BP community -
I am in contract with multiple properties Nationwide with Turnkey providers - looking for recommendations/suggestions on below cases if the closing costs make sense. Here are couple of examples and looking for recommendations from BP community on what i have is reasonable or am I being ripped off on closing costs. ( i am putting down 20- 25%). I have 2 more properties which are in rehab in OH & TN which I am working on and would be in contract shortly.
I have lot of offers on free closing costs but on the primary residence but are there any lenders who provide free closing on investment properties ?
Case 1.
Loan amount : 79,920 (with 20% down) prop cost - $99,990
State : OH
Interest - 4.75
Estimated closing cost - $4795
Case 2.
Loan amount : 63,120 (with 20% down) prop cost - $78,900
State : TN
Interest - 5.00
Estimated closing cost - $5,987

Post: TurnKey companies not offering Duplexes(multi family)

Hello
I have reached out to many turnkey companies in last few weeks nationwide and I did not see any turnkey offering Duplex in their portfolios, I personally think Duplex's make great investment specially if they are turnkey. Any one know of any turnkey companies nationwide offering multi units.(duplex or fourplex). I personally invested in Multi units and used to love the numbers on cash flow. (Unless the Duplex's are gone(hot cakes) even before they are listed ;) )
