When you send out a deal to your buyers list, what's stopping another wholesaler from acquiring the address and undercutting your price? Is there any way to protect yourself from such a situation?

What questions are you asking your buyers and sellers to efficiently screen out the winners from the losers?

Mr. Investor,

Which positions do you feel you need on your team BEFORE you begin the wholesaling process and which are you looking to add after you've complete some deals?

Hey Steve,

What about a RE attorney or CPA? I'm a little confused when I hear that wholesaling takes virtually no money to get started. Don't you need to consult with a very good RE attorney and CPA in terms of planning your business, contracts and forms, sheltering your earnings? Or if wholesalers skip it, why?

Scott, if I were to become a RE agent it would be a stepping stone toward a full-time REI. FYI Newton, MA is a pricey suburb 15 min outside of boston. Most areas go for $400K to way, way more. However, I feel like it makes more sense to work outside of Newton since when I'm able to invest it certainly won't be here!

There is one brokerage that offers to pay for all fees and courses associated with the license if you make one deal in the first 12 months you're with them.

I haven't heard of many investors starting off as a RE agent, but I might be wrong. If anyone of you have, or know of someone who has, I would love to hear how it turned out.

And to take it a step further, at what point in your wholesaling career do you need to connect with them.

I would assume a RE attorney is a must for drafting contracts with sellers. And you would most likely want to consult with a CPA in terms of creating a business entity and how to shelter as much of your earnings as possible. Becoming friendly with a trusted title company could be helpful too. Is there anyone else I'm leaving out?

Thanks Chris! I really like that. I think it's important to put your chips out there and let them fall where they may. If you screw up, you learned something and you're a better investor as a result. If you make the right move, you've learned how to be more efficient and you can repeat again and again.

Steve, thanks for the link. I've read most of those at this point. Just looking to hear your bias opinions, so fire away!

Kevin, I take it your vote goes to RE agent. Or are you paying an agent for their MLS access?
