Eddie I completely agree. I've spoken with a ton of investors in the past few weeks as I gear up to take on my farm areas. I'm seeing a huge discrepancy between what investors are actually looking for from a wholesaler and what most wholesalers provide.
I believe this is where most wholesalers go wrong. They come from the mindset of "what will help me make a quick buck?", instead of asking themselves, "what will make my investors happy and have them coming back time and time again?"
I'm quickly realizing the success of your business is directly related to your relationships with other people. Only when you can provide for others in your network are they going to provide for you.

I agree Demos, but I think a great wholesaler is going to give you a more accurate number upfront. From the investors I spoke with they sounded sick and tired of wholesalers jerking them around with whacky repair estimates and very cautious to work with me at first.
I actually just started another thread on accurate repair estimate sheets bc I think from a wholesalers standpoint this is an extremely important issue that is often overlooked by most wholesalers I've spoken with.

I was recently given a "project repair estimate form" from a fellow wholesaler in my area. It says things like "# of Windows x $300".
As a wholesaler it's really important to me that I give accurate estimates upfront so I don't waste my investors time. Does anyone with the experience and time have a couple of minutes to review this for accuracy, depth, and breadth? Please PM me if you could lend a helping hand...

Brad, Ryan, and Steve: Thanks for your input!
I'm going to start heavily scouting my farm areas next week so I have a better idea of the neighborhoods. I'm then going to reconnect with this agent and tell him exactly what I'm looking for and further explain my intentions. (he already knows what I'm doing, but he doesn't know the EXACT areas/criteria I'm looking in.)
Hopefully we can create a win-win situations here...

I just received my business certificate with the city I operate in. Where else is it a necessity to register? Do you all trademark your name with the federal gov? What about state? Any other areas that I'm missing?

We're talking specifically about referral fees, not the short sale itself. If I were to go to you and tell you that there is a short sale opportunity at XX address and hand over the contact information, I would help facilitate the sale of a house without a license or an interest in the property. Does that make sense?

Perhaps it's the fact that in a sense you're facilitating the sale of a property without a license and without an interest in the property...That being said, I would imagine it would be extremely hard to prove. In the scenario I'm talking about, I would literally give the contact information and address to a short sales person over the phone. No showing, no contracts, nada. But maybe I'm missing something...

I've started up my wholesaling business recently, and in addition to all the investors, hard money lenders, and wholesalers I've met, I come across many short sales specialists. My focus is 100% on wholesaling, but I'd love to help these people out and send any deals that can't work for me their way. What sort of referral fee should I be asking for and what kind of contract or agreement do you have in place to make sure the other side lives up to their word?
