Stick to the Bay Area. 3.5% down on a 4plex and live in one of the units. Same down payment $$$ if you are putting 20% down out of state where you have little control. 

Learn how to be a landlord while benefiting from the great appreciation AND rent growth which cannot be found elsewhere.

@Franky Aikens surprised how many people mentioned Rich Dad Poor Dad but didn’t bring up the Cash Flow Quadrant, Kiyosaki’s follow-on book.

RDPD is great for mindset but the “meat and potatoes” is all in Cash Flow Quadrant, and that book truly changed my life.

I’ve given out dozens of hard copies to friends and am a believer in its methodology.

@Jack Orthman I believe the “just cause” portion doesn’t take effect until Jan 1 2020. So you are much better off giving every tenant 60 days notice to vacate, getting the buildings empty, and re-renting at market rates.

Granted you’ll need do some renovations but at least this way you’ll be at market rent within a few months.

@Diane G. You should read the bill. Your SFH is and always has been exempt from RC and just cause. You're operating a charity being $700/month below market

@Pratik P. So a 7% yearly increase is not enough for you? Do they even have 7% rent increases in the Midwest (assuming you’re looking there). $500/month rentals were $500 10 years ago and will be $500 10 years from now.

@Andy Freeman read it again. Condos and SFRs are exempt, regardless of age. Unless you’re an institutional investor like Invitation Homes, this will not affect you

@Bill Brandt it doesn’t apply to single family homes nor condos, unless you’re an institutional investor

@Stephanie Chiramberro you’ll find people utilizing all 3 strategies here in the Bay. There are also some folks wholesaling for 6 figure profits. Even on the Pennisula. 

Best way to meet people who are doing this is to go to meetups. Especially the South Bay ones, those are where the heavy hitters network

yup I totally agree with @Arlen Chou. Oakland just passed their soft story ordinance so a glut of these types of buildings just hit the market and will continue to do so. I’ve been avoiding them for the most part, but there are still deals to be had.

@Kumar Gaurav Here is a 6 unit building in a decent area. I would classify it as a C- area. I personally would not live here, but this location has great long term potential. It won't cash flow unless you do some major value add, but like I said, a great long term hold.
