Hey Matt - welcome to BP!
@David Holland is an active buy and hold investor with several properties in Baltimore. He's also a MD realtor and organizes a local REIA in the area. Plus, he is just an overall awesome guy - I'd highly recommend him.

The 1br went under contract last week I think. Didnt last too long as it's impossible to find anything at that price so close to metro in NoVA.

Belle View is a nice community. For even better numbers not far from where you live, take a look at the condo building on Farrington right at the Huntington metro stop. A one bedroom was just listed there at $107k and last I checked there was a 2br at $150k. Rents are going to be similar to Belle View (depending on how nice the units are of course), but the purchase prices are lower. It's an easy to rent area due to the proximity to metro. HOA fees are also low for the area.

Hi @Josh Liang Are you planning on self-managing your property? If so, why not purchase something in Alexandria, where it looks like you are located? There are quite a few cash flowing condo communities there.

Hi @Uche Ejedoghaobi! I just got your pm and will connect you. I think the company is quite popular as I heard they had to stop taking new business in order to make sure their existing clients still got excellent service, but we'll see what they say.

Hi @Michael Johnson!
I have not used a flat fee listing service, but there are two I have seen sellers using that you may want to look into:

Haven’t used either service so, again, don’t know how good they are, but the websites will at least give you some ideas of what services are offered.

Very cool project @Eric Teran ! If I was in the area, I would definitely come by for a tour. Checked out your blog as well - interesting snapshots and insights into the trials and tribulations of building new construction. Looking forward to seeing photos of your finished project!
