Hi Cdinero,

The 70% formula is a good one to use if you are doing rehabbing. However, that leaves you no money for your wholesale commission.

I normally work with the formula of 60%-rehab cost = Max offer. This leaves me with 5-10% for wholesale commission. It also leaves me with more money on the table if I decide to do the rehab myself.

Hope this helps. Good luck!

I have tried both members in my market and the hand written ones did better for me. I would try both in your market and see what works for you.

Jean,

This is a very good non-biased summary of the event you attended. As for the negatives and the hard sell, I have seen that at many of the guru's seminars. That is one of the main reasons I don't attend them because they are always upselling.

Stanley,

There may be realtors in your area that have a database of investors. Find who that is and work with them. I have had some success working with a couple in Corpus Christi, TX.

Right now I am listening to 3-D negotiation. My favorite has to be Jim Rohn's Challenge to succeed.

Wow Joe,

What a night! Is the house in a particularly bad neighborhood? I can't imagine what I would do if I were in your shoes.

I guess it teaches you not to leave the house without your phone or your gun...

Jimmy,

Would you mind discussing the specifics on the houses i.e appraised value, your accepted offers and rent comps in the area.

With that information people on this site could look at it and tell you if the house would cash flow well or not.

One of the best excerpts from my favorite author Jim Rohn.

He talks about what a kid should do with $1.
