I just placed an order for 569 Yellow letters to go out over the next couple of weeks. They will be hand written. I will post the response on here.

Richard Warren has a pretty good book called "A rehabers Tale". I enjoyed it and learned from it.

I don't mean to jump on the wrong side here, but it seems like firedragon had a real question, which was answered by Richard.

If he has not paid rent for 3 years I don't think he is the ONLY one at fault. I would put the LL more at fault. Why has he not collected rent? If the rent was not paid, why didn't he give him a pay or leave notice? if that was ignored, why didn't the LL start the evictions process? If there was no lease/contract, how can there be late fees?

It doesn't sound like the LL/Roommate is an investor but more a friend. It also didn't sound like collecting rent was his 1st priority. At least he has a tenant that is willing to pay him all the money owed.

I have a property sub2 that I purchased with only catching up the backpayments (about $1600 or so). I am working on more like that.

Thanks for your replies. I know the market is picking up, and Corpus is not bad at all.

I am just trying to learn how to navigate the market in any condition. I know yourself along with many others might have different feedback to provide, thus the questions.

Jaden, things look pretty grim in Minneapolis. What is your strategy for the next few months? Are you waiting until the market bottoms out?

Ted, It sounds like things are picking up in Vegas. I read an article on that also as to how new construction is up and running again in Vegas.

Matt, Sounds like you guys are doing great!!! Your days on the market are amazing even for a hot market let alone the market we are in.

For the more experienced investors, what are some strategies for a slow market? Short sales? maybe buy and hold? or just wait? I would love to hear more feedback!

I am also going to be doing yellow letters starting next month. We are going to be doing them in house to make sure they are done right.

I didn't see the cost of buying leads in your numbers? For about the same price you could go to http://www.yellow-letters.com and they could do them for you. They require a minimum of 200 also.

Just a thought.
