I have used Prospect Mortgage and was overall very pleased with them. The draws for repair was a little bit of a pain in the tush because they kept asking for licenses for general contractors and such, and licenses are not required here in VT. Once I explained that to half a dozen people it went much smoother :-)

Shelter is a basic human need. Quality housing is needed in every size town. You shouldn't have a problem finding tenants.

Don't get discouraged! There are great properties all over the state, it just takes a minute or two to find them and an agent patient enough to walk you through it. $200k isn't unreasonable at all, especially for a cash flowing multi. Using an FHA loan you'd only news $7k down and a few grand in closing costs. There are well qualified tenants in every town, and if you have a quality unit it won't be hard to find a great tenant.

The Champlain Valley REIA meets monthly, it's a small group and is hit or miss on quality. Meets in Burlington.

I have a strict no smoking inside policy, it has disgusted me my entire life.
"You can't legally tell me to stop smoking medical marijuana in my apartment . That's discrimination and I'll sue you!" Uhh, medical marijuana is actually not legal in this state, pack your bags and GTFO! Good luck suing ME for YOUR illegal drug use.

Hey Rosie. I'm also in Barre and have a good grasp on the local market here. I'm getting my real estate license in 2 weeks. I'm available if you ever want to get together to bounce ideas off of. There are a few extra steps if you want to rent in Barre City. I've got a few rentals in town. :-)
