This is not my listing.  It is bank owned.  I like the neighborhood as there is a lot of positive change happening and I think this may be one of those deals where a lot of value could be added if you have the $ and you know what to do.  

I am a buyer's agent and would be happy to help you gather info on this or submit an offer.  But also, just want to let my BP community know when something interesting pops up.

Address is 144 N arsenal Ave, Indianapolis 46201

Price is 195k, a similar building nearby is currently listed at 285k.

I have been told that there are 6 units, with 4 being currently occupied by tenants who are not paying.  The building is being sold-as is and offers require proof of financing or proof of funds if a cash offer.  

The building has nice floors and exposed brick and I think could be turned into some really trendy units.  It is so close to downtown.

If you are buying A/B properties below market value, it seems you likely have multiple exit strategies.  You could always sell them full retail price if you decide they don't work out.  When you say the cashflow would not be good...how not good are we talking?  Are they positive cash flow?  How far below market rents are they?  Do you have some capital set aside to do the necessary repairs once they are needed?  If it was me, as long as there was some positive cash flow I would probably do it.

As @Andy Rumple said, it would depend where exactly on Olney st.  If you look at a map of Indy Olney runs all the way from the very south side to the very north side in sections.  Care to give an exact address or at least cross streets?

Thanks for sharing this.  I know a lot of families and individuals are struggling out there for a multitude of reasons.  It is sad.  I think as landlords/property managers we must do our best to screen tenants for their best interest as well as our own.  We should encourage tenants not to overextend themselves, and seek tenants that can prove they have a sufficient income to cover their rent and expenses...I know, easier said than done!
