I have been using my own agent off and on but wondering if it makes more sense to just use the seller agent since they may be motivated with double commission?


Most of the time my agent screenshots their texts back and forth and just feels like a middle man.

 What are you trying to discover? You might not need the whole title search done if you're looking for limited information.

Basically see what's on title for tax deed properties. So liens judgments, etc. I believe most of that stuff is wiped off? Not sure about 2nd mortgages and stuff.

Can you add a larger window or another window to each unit?  Also the stairs could be a deal breaker if you are in a retirement community your intended renter is a senior.  Paint and landscaping can make a huge difference on the exit.  If it's buy and hold make the landscaping low to zero maintenance to save on costs or having your tenants be responsible. 


 Yeah the windows are definitely off center and maybe adding one or changing it would help. Good tips, thanks!

How would you fix up curb appeal on this duplex? Paint it, remove green weeds and green window cover thing, maybe black top the driveways. The shape of the property is just a little funny looking to me.
