HI,

I have been signing leases & renewals, the old fashion way, by wet signature (Pen/Paper).

I would like to know if there are any free E sign websites that I can use.?

Also, I would like to know if someone understands why E-sign would be considered a legal signature? Anyone can do this on their own.

 Docusign is great for people who want access to legal documents. If you just want to send for signature their are plenty of other websites that will allow that for Free. If you do signup for Docusign, make sure to ask for a discount from one of the reps!

HI All,

I live out of New Jersey but have properties in NEW JERSEY

you need to register every multifamily property with state of NJ, it requires an in-state agent, I drive down to NJ a couple of times each week, what am I supposed to do about having an in-state agent on my registration?

HI,

I have someone that wants to rent an apartment, but they claim that they do not have a social security number.

my questions are 1. they have a NJ ID license can someone have the ID without having a social.?

2. is it legal to rent an apartment to a person without a social?

3. is it possible to do credit and background check on a person without a social?

Hi,

I would like to know if there are any ways to know if the pay stubs that applicants give you are real?

I know I can call the business to verify, but not always can you get through, and sometimes they would give you a very hard time confirming the actual payment amount.

HI,

i am looking for a website that has links of tenant applications that i can send to potential renters to fill out, (not credit screening, just an application ).

I have not found one that satisfied me with the important information, so I am looking for one that the tenant must fill out more information or one that I can customize.

HI all,

I was wondering if any of you have ever tried when posting a rental on Zillow or on Aopartments.com they give you an option to pay for a premium listing, at Zillow for around $29.99 and apartments.com for $349.00, and officially they give you more exposure. 

I was wondering if anyone tried it and=d if it really helps

It doesn't matter if you have no lease, month-to-month, or a 2 year lease and you're in the second month, the process to legally remove someone from your own property is going to be extremely inconvenient.  This all comes down to tenant screening.  You say you screened, but what did you look at?  Employment?  Income?  Evictions?  Credit score?  Referrals?  If you're lenient on one of those, the probability of having to evict goes way up.  A lot of landlords have a bad habit of renting to the first person that passes a couple of their screening requirements because all they see is dollar signs.  There are lots of people out there just waiting to take advantage of someone who will give them a chance.  Get a detailed lease, go month-to-month, and utilize a more detailed screening process.  There are plenty of free web-based services that can assist with most or all of that.
