Can anyone tell me from New York how I can obtain a list of divorces and probates , I tried the county office and they indicated that yes it’s Public record but I would have to know the persons name and adress, which makes no sense if I don’t know who I’m looking for, if anyone knows how to get a list please help

Good morning to all. I was thinking of the best way to prospect. Is it better to go to the county clerk office to get a list of motivated/distress sellers or get a mailing list? . If anyone agrees a mailing list is better, can anyone suggest to me which ones are better, and also what’s their preferred method of reaching out to these potential clients after, is it cold call, direct mail, door knocking , or networking? I’m sure there’s a smarter way and faster way to prospect and get those potential clients , and also I’m sure there’s a better method to reaching out, if anyone can kindly respond , I’m excited to hear everyone’s opinion

Good morning guys. I’m starting prospecting today and will be handing over deals to investors for a finders fee, I’m a licensed agent by the way. However I have had people rip me off in the past and all my hard work gone down the drain. Can someone please be kind enough to explain to me if there is any agreement form that I can have an investor sign? , if he or she was to go behind my back and get the deal , so Id be protected and secure .

You had one of the most amazing responses , it’s true I tired cold calling , people are angry, and always rushing off the phone, but however I did find door knocking to be more effective , most people would say no but I enjoyed getting to talk to people face to face and still exchanging contacts , the one thing I’d want to know is if early morning door knocking works ?

The one percent rule on a property for about $450,000 , so the monthly rent should be $4,500?

@Nick Rutkowski

What are some things that would get you sued , ? If you did your title search and did your research what could possibly get you sued ?
