Agreed with the midwest idea. Still the best place all together for cash flow I would say. Theoretically yes you'd have to buy a lot NOW. But you could also buy a few, they do decent now, and in 5-10 years they could, potentially be doing a lot better than before. Plus you'd been paying off the whole time making it better.
