It's not a special program. You can go get loan on the cash purchase before 6 months but you cant tap the ARV. You are stuck with what you paid. It is not a special program, it's normal financing.
Oh perfect, that's good news. So if I were to have $150k all in on a place worth $200k I should be able to refi for the $150k pretty much immediately?

Bryant, are you already familiar with the west Atlanta area? If you don't already know what neighborhoods and streets you would or wouldn't be comfortable living in, if I were you I'd spend a lot of time driving around the area to get to know it better. And if you can map your drives around going past homes currently for sale you might be interested in, then even better.

@Georgui Kasaev thanks for the kind words man, I appreciate it. Just passed the test a couple of hours ago. Is that NARS tool something that comes with NAR membership? I haven't heard of it before.

Hi Worrell, I'll be taking the state exam to get my license first thing tomorrow morning actually. I took the sales pre-license class online and took the class final exam a couple of weeks ago. Anything specific you were curious about regarding the class process? Feel free to PM me if you'd like.

@Chris Miller do you have any numbers to share with this deal? Personally I wouldn't want to self-manage something that far away, so I would need to include PM into my expense numbers and see if the deal still made sense. If it still pencils out after accounting for management though, then sure I'd consider it.

@Vincent Provenzano well banks will generally be able to offer better rates than alternative money sources, so unless you have poor credit, or some other reason why a bank would steer away from you, that should probably be your first choice.
Unless I misunderstood your original post and you're looking for equity partners rather than debt. Are you not looking for a loan basically?

Have you called/visited a few of your local banks? I would just go visit as many as I could and speak to their commercial lending people.
