I've done this a couple times here in GA and it's a great approach. Never had an issue getting low down payment loans though. You might want to talk with other mortgage companies if they're saying you need 20% down for a primary residence even if it's not your first property. If you have good credit, getting 5% down mortgages year after year shouldn't be a problem.

Stone mountain frankly isn't really one of the nicer suburbs of Atlanta. Massive difference between there and a town like Roswell. Since it's not as desirable of an area as towns like Roswell/Alpharetta/Johns Creek/Marietta/Sandy Springs, it theoretically has more room/potential for appreciation than those already-established "nice" towns, but predicting appreciation accurately is virtually impossible. Have you spend any time visiting and exploring those different areas yet?

I wish I'd seen this earlier. I'm an investor in Atlanta but I like the Columbus market a lot and have done a deal down there before. I'd definitely like to make it to future events. Kyle do you know of any good in-person meetups for investors in Columbus? It would be good to make it down there for some in the future.

I'm not too familiar with your area of NC, but if I were you, I'd just physically visit as many small banks and credit unions around you as you can find. Ask them all what HELOC options they have and you're bound to find at least something, if not multiple good options if you go talk with enough banks.

Wow I never would have guessed that getting those basics set up could be as expensive as 50-100k. That's great info to keep in mind. Thank you.
I've seen some plots in the mountains here with a MH already in place for $60k or less, so it sounds like that would be the best route to pursue. Being able to sell the MH itself would be helpful with costs too, right?

If you're only looking for already-renovated, move-in-ready properties in/around Atlanta, then yes you're right that good cash flow will be very hard to come by. You'll have to be willing to either 1) expand into more rural areas outside metro Atlanta, and/or 2) take on a decent sized rehab project in order to make the numbers work for generating cash flow here.
