I mean if the realtor is providing you the value you need is it not worth it? The agreement is usually for them providing you off-market deals that they found themselves.

I would look somewhere in the mid-west where the 1% rule is still possible. A couple folks that I work with have pretty large portfolios in the Cleavland area and they are seeing great monthly cash-flow. The majority of good deals are not found on the market.

I focus mainly on value add properties in C-class areas such as Hilltop and Linden. I don't use any property manager at the moment but I do live in Columbus.

I'd agree with Alex, areas like Lakewood and areas close to Edgewater Park. Properties that are in the B class or higher on the west side of Cleveland are more desirable, I would say.

You can find plenty of deals that fit this criteria in the mid-west area if you look off-market. Personally I invest in Columbus and find lots of off-market deals.

Personally, I invest in Columbus. I believe there will be pretty high appreciation here, as many large companies are investing money in our area such as Intel, Google, and Amazon.
