You would need to do more underwriting and look into a lot more factors. It's not all about the current numbers that might look good on a spreadsheet. 

What town is it? If you don't mind me asking.

Personally, I invest in Columbus, OH. I believe there will be very high appreciation here, as many large companies invest money in our area such as Intel, Google, and Amazon.

Ohio is a highly cash-flowing state. If you're looking for more cash flow and less appreciation, Cincinnati and Cleavland are good options as well.

$1,300/m is amazing cash flow for one property. Maybe keep the property and take the equity out through a cashout refi if lenders allow you to.

It’s a landlord friendly state which will be important as an out of state investor.
