Hey guys I just bought a triplex that needs a ton of things such as windows doorknobs ext. Where do you guys go to buy 20+ doorknobs or 10light fixtures ext?

Can you elaborate?

I thought that you would be protecting yourself from getting sued personally by tenants and what not. I dont understand what your protecting yourself from in a single family primary residence.

I am young and maybe ignorant in this matter so please educate me!

Just curious why would you put your primary into a LLC? Is it a multi?

I am currently doing a VA BRRR!

I purchased a triplex that met the strick appraisal requirements but still needed some serious love for $356,000. I worked with both a flipper and appraiser to determine what repairs and renos I should do to get the most bang for my bucks! Once all repairs are completed it will appraise for roughly $470,000 or more.(I can go deeper if you would like.) Once we are there I am already working with my lender to refinance and only pull 10,000k of equity out (repairs costs) but no longer be using my VA entitlement(the key!). At which point I will go shopping for a similar deal rinse and repeat.

Hey guys I am about to use owner financing for the first time. I have ran all the numbers on the deal 1000 times and am satisfied. The property is owned by a young Realtor and this will be her first time as well. What paperwork do I need to have and documentation do I need to insure I am protected? I don't want to miss something and my down payment disappear.

I am currently looking to move on to my second house hack. Right now I am in a triplex under a va loan and plan to purchase the next multifamily with a fha loan. My question is do all dwelling units need to be up to par or just one also how strict is a fha appraiser going to be in comparison to va and others?

Hey guys, I am a new land lord house hacking a triplex. How should we handle the utilities? we are all on separate power meters but the rest is all combined to include a dumpster. 
Can I have all utilities in my name and then legally charge the tenants a % of the total bill each month?

@Thomas Murray We have the cash needed to complete the VA loan(0% down) Just paying for the appraisal and splitting repair costs, We also have the money to fund a traditional mortgage(20%+) for another property in Alabama. I was told starting another mortgage could cause the VA loan not to get funded. I am am not sure how it will impact the debt to income ratio.
