@John Harvey - Last year I received branded Yeti travel mugs, branded fleece blanket, and a branded journal.  Personally, I love the travel mugs; they get a lot of use at our house!

@John Williams - One way I have done it is by finding home owners who were willing to sell me their home and leave the existing mortgage in place (also known as Subject To Financing).  Sometimes there was still some cash involved but with others I simply took over the note.  I found all of them through either my website (I had an Investor Carrot website at the time) or they were already people I knew who I had told that I wanted to buy homes with mortgages in place.  

There is tons of info on this here in BP and the internet in general.

As for me:

At the end of 2020 I committed to something completely outside my comfort zone: a daily real estate podcast! Proud to report that I not only met my goal of releasing a podcast everyday in 2021, but it has been even more fun and educational than I could have imagined!

@Gabriella Borukhov - we had this issue when we bought our first home using a bank mortgage (ended up having to have my brother-in-law co-sign with us; not something I want to do again!)

My biggest suggestion is to go talk with local community banks in your area.  We had much better results working with them than larger banks.

@Ben Parrish- I agree with @Curt Davis.  Unless you have a pressing need for the cash for an immediate investment, I'd continue moving forward with the refi and the lease.  One of the investment mistakes I made when we were flipping was not keeping more of them as rentals.
