hi Jarrod,

Thank you for your information because maybe you can help me with a question. So, I have 2 properties that i already paid for and let's say that i want to do the BRRRR on them. I fix it, rent it, and then 6 months later i want to refinance. Would I need to have a job as proof to show the bank that i can pay the loan or I don't need to have a job because the property is already getting income from the rental? I am planning to let go of my job because i want to do full time with the properties. Please advise when you have a chance. Thanks!

Welcome to the BP community! You have landed in the right place at the right time! My advise for you since you are a newbie to start watching the webinars that Brandon always gives on Wednesdays. This will help you get even more motivated as it helped me when i joined in February of this year. I have been a landlord for more than 3 years and when I started to watch and listen to Brandon, it motivated me to buy 3 more properties this year, and I am still going like the rabbit hitting the drum with the Energizer battery! HI Brandon,

If you do sell your property, then would it be enough to buy 2 properties, and i am talking cash. Also, would you be able to move out of the city to move where you can have 2 properties? Just wanted you to think outside the box for a minute. I believe that if you move to another city where it has jobs, and you can work let's say 6 months or a year, then you can buy another property with a fha loan. Pennsylvania doesn't a lot of restrictions when buying a home and I bet you know more than me on that. I don't your current situation and your expenses but I hope that this can give you some light at the end of the tunnel. Best to you.

HI Patrick,

have you thought about putting mobile homes instead of trailers? Mobile homes come in different sizes and price, and I think it would be a great idea for you put something that would benefit you and families that need a place to live in. Good luck!

Hi Miguel,  with all of this going on, people are jumping into buying homes because the interest rates are low. I can't predict the future, but we don't know how long the interest rate can last this low! If you have the $$$$$, invest!  Make sure that the property you buy has equity and then you can continue investing!!!

Do you have any experience when it comes to construction or electricity or plumbing? That can help and maybe if you can talk to a property manager where you are from also can help.  Do you a friend that knows anyone in construction or that they own a house, and have an interview.   Also start doing your homework in looking at properties and analyze them with the Rent Estimator that BP has.  It is a great tool that you can trust. Hope this helps!

hi Ryan,

Reading your story, it reminds me of one time, one of my brothers wanted to me to be a co-signer. Since i didn't have the answer at the moment, i did some research. I spoke with an investor that i know very well, and he told me not to be a co-signer of no one because I am a married woman, and he said "what if your husband one day needs a co-signer, who will he look for?" Me. The investor also told me that if i ever become a co-signer for anyone other than my husband, then I wouldn't be able to get any other loan from any bank until the loan is paid off. I have an FHA, and a conventional loan.Trust me, I am planning to buy more properties with these low rates as well. My husband doesn't have income, but he decided to have buy properties cash under his name. I hope that our BP family can give you wise answer. My honest opinion, I wouldn't do it. Best to you!

Hey Travis,

In my opinion, I don't care much of how many bedrooms and baths it has. You got to run the numbers in any property. I care about two numbers, what will be my Cash on Cash investment, and cash flow. If the property has equity, even better! It is completely up to you what you decide what you want to invest in. Wish you the best!
