I love to fix  with my husband, and he definitely loves tools!!!!! One of my favorites is the Pex tubes, the red and blue and orange ones! I love how it connects together with the copper thing and then you hear a POP when you press it together by putting a black washer. Thank you Shark bite!!!!

When looking at properties, make sure you look at the ceilings, plumbing, electricity on the inside and even the heaters such as base boards. If you have a chance, look at the basement and check if there is any mold on the walls and if there has been a flood,(I mean water flood). Check to see if the house has a boiler or an oil tank. Also the flooring, does it have carpet, vinyl, etc? You can check to see if it is in good condition. At the end of the day, if the numbers are right and I get a home run, then I would go for it. Side note: If you are a handy man, that would be a plus! I hope this helps!

In my opinion, besides paying for the cost of the window, I would definitely tell the tenant that if there is anything that I can do for him/her, to let me know. I am saying this because I am having a nightmare with an ex-tenant that she claims that she fell and broke her ankle at 11pm at night outside the property and I didn't find out about it until we went to court and she told the judge that she had a fall. And here is the thing, I gave her my phone number when i became the landlord. The ex-tenant never called me to let me know. I just want you to be careful. Best to you on this one!

I raise the rent and my tenant is happy because it is just so convenient for them!

Your story sounds similar like my husband when he was trying to convince me to get into RE. At first I was so negative about it . So I decided to give him a chance and I went to a free RE class. The class lasted 3 days and BAM! it changed me completely! So from one house that we have been hacking for 4 years now, we bought two single family homes and we are working to get the 4th one soon! I am so excited that I wish I can leave my job, but I know that it will take some time. Maybe a free class which she can just listen and maybe be surrounded by others might help. Good luck!

I think it is a great idea to involve our kids if they are interested of course. I understand that teens are not the same. But if your kids are seeing in what you do, is for their future, it is going to benefit them in the long run. My husband and I are involving them slowly with what we are learning and living in our first 4 unit property.  I tell my son playing with him that we will work together by him becoming a contractor someday and my daughter to become a property manager with our future investments, and they both say no! I just laugh! I know that someday they will think about it and you never know what could happen in the future. I will wait and see! Best to you and family!

HI Matthew, I am so excited to read this! I am so happy for you that you are willing to move and take this new journey in your life. Just remember that when you invest in multi-family properties, that it can leave you enough passive income. I own one myself and house hacking as well. And now that we are hearing about recession coming or that we already are, you will be in good standing with your RE. I wish you the best!

Thanks! Came to find out today that the lease ended back in March 2020. The tenant is now month to month.
